Hi, I’m Jay Sanders.

For more than 25 years, I’ve worked in the field diagnosing and repairing complex exterior building issues across the country—from leaking window systems to large-scale facade and waterproofing failures.

Over time, I realized something:

Most building problems aren’t that complicated…
they’re just misunderstood.

That’s really what this site is about.

In addition to hands-on construction experience, I use advanced technology to evaluate building performance more deeply.

  • Specialized in infrared inspections, facade assessments, and moisture intrusion analysis

Using thermal imaging and aerial diagnostics, I’m able to identify:

LeakFixes.com was built to bridge the gap between:

  • And real-world building performance

There is a lot of information out there—but very little of it is practical, experience-driven, or focused on helping owners and engineers make better decisions. I wanted to create a tool/ resource for folks who need help dealing with exterior facade issues. It is my hope that the information on this site helps you. What I Focus On

My primary focus is the building envelope—the systems that keep water and air out of your structure.

This includes:

  • Facade systems (EIFS, masonry, curtain wall)
  • Window and sealant failures
  • Exterior coatings and restoration
  • Troubleshooting leaks and issues (Hence the name of the site!)

If water is getting in, it almost always traces back to one of these systems.
